Tell us about your property, budget, and builder, and we’ll connect you with construction-to-permanent lenders that lend in your state. A one-close construction loan funds the build in draws, then converts to a regular mortgage once the home is finished. Each lender reviews your file directly. This is not an offer of credit.

Construction loan basics

How construction loans work

A construction loan pays for building a home in stages as the work gets done, instead of all at once like a purchase mortgage. Here’s what to expect when you compare construction loan lenders.

  1. Compare lenders that list your stateOur lender list shows which lenders publish programs for each state, or tell us about your project above and we’ll connect you.
  2. Line up your builder, plans, and budgetLenders review the builder and the project, not just you.
  3. Apply and get an appraisalAn appraiser estimates what the finished home will be worth.
  4. Close and build in drawsThe lender releases money to your builder in stages after inspections.
  5. Finish the homeWith a construction-to-permanent loan, the loan becomes your mortgage when the home is done.

Who it fits

  • New homes, from production plans to fully custom builds
  • Building on land you already own, or buying a lot as part of the project
  • Major renovations and teardown-and-rebuild projects
  • Primary homes, and second or vacation homes with many lenders

Your state matters

Lenders publish the states they lend in, and builder licensing, permits, and insurance requirements differ from state to state. Choose your state above to see the lenders that list it.

What lenders look at

Your credit history
How you’ve handled credit over time. Each lender sets its own standards.
Income and savings
Steady, documented income and enough savings to cover your share of the project with some cushion.
Your builder
A licensed, insured builder with a track record. Many lenders review and approve the builder along with you.
Plans and budget
Complete plans, a line-item cost breakdown, and a signed contract, so the lender knows exactly what it’s funding.
Appraisal of the finished value
An appraiser estimates what the home will be worth when the work is done. That value matters as much as today’s.
Lot ownership
Whether you already own the lot or are buying it, and any existing loan on the land.

What to have ready

  • Your builder’s name, license, and contact details
  • Plans, or a clear description of the home
  • A builder bid or cost breakdown
  • Lot details: address and whether you own it or are buying it
  • Income and asset documents (pay stubs, tax returns, bank statements)

You don’t need everything to get started. The basics in the form are enough for us to connect you.

Construction loan questions

How does a construction loan work?

You apply with a lender, which reviews you, your builder, and your plans. After closing, the lender pays your builder in stages as the work passes inspection. With a construction-to-permanent loan, the same loan becomes your mortgage when the home is finished.

Which banks offer construction loans?

Several national and regional lenders publish construction loan programs. Tell us about your project in the form above and we’ll connect you with a lender that works in your state, or compare programs on our full lender list. Listings are for information only, and each lender makes its own decisions.

What’s the difference between a construction loan and a regular mortgage?

A regular mortgage pays for a home that already exists, all at once. A construction loan pays out in stages while the home is built, and the lender looks closely at the builder, the plans, and the finished value.

Can I use a construction loan for a second or vacation home?

Many lenders on our list consider second and vacation homes as well as primary homes. Check our full lender list to see what each program lists.

Will a lender approve my project?

We can’t promise that, and no one honestly can before a lender reviews your file. Each lender decides based on its own guidelines, your finances, the builder, and the appraisal.

What happens after you submit

  1. You share the basics: your state, your project, and how to reach you.
  2. A person on our team reviews your request.
  3. We connect you with a construction lender that works in your state.
  4. The lender contacts you, reviews your full application, and makes every credit decision.

We connect you with lenders; we are not a lender. Nothing here is an offer of credit or a promise of approval.
